Our free valuation service takes into account other local rents achieved and a variety of features in the surrounding area i.e. transport links and amenities such as restaurants, shopping and leisure facilities etc.
PROFESSIONAL PROPERTY MANAGEMENT
STRESS FREE – We will provide a professional yet personal service and will handle everything for you. You can be confident that you are in safe hands with our exceptional property management team who have many years experience in this field.
- You will be allocated your personal Property Manager who will look after you and your property, ensuring that you receive a personal service throughout.
- Your Property Manager will arrange and administer all legal requirements in respect of your property.
- We will inform all utility companies of new tenancies and any interim vacant periods that you may be liable for.
- We will execute Tenancy Agreements; negotiate any changes to be made; arrange renewals and rent increases and serve legal notices accordingly.
- We will instruct an independent inventory company to compile an inventory of all items within your property and their state & condition as well as a detailed report on the state and condition of the property itself. We will also arrange for an inventory clerk to check the tenant(s) in and out of the property thus giving you peace of mind when it comes to finalising the tenancy and refunding the deposit.
- We carry out quarterly property visits to ensure that the property is being maintained and cared for to a high standard.
- We address all maintenance issues promptly; we will inform you of any works that need to be carried out. We have a team of contractors who we monitor to carry out any major/minor works or if you prefer we can use a company of your choice.
- We monitor all rental income on a daily basis to prevent any arrears falling into place.
- All deposits are registered with MY – DEPOSITS.
- As extra security for Landlords and Tenants we at Surrey Vale are covered by CMPI (Client Money Protection Insurance) thus giving you peace of mind that your money is in a safe place.
- Rest assured we will keep you informed on a regular basis, providing you with all relevant information regarding your property and any developments that arise.
Landlords are paid via BACS directly into your account and a statement will be sent out at the same time.
- Your property will be marketed extensively on line using Right Move, Zoopla & Prime Location we also advertise in the local paper.
- All prospective tenants are interviewed; helping us to ensure that they are suitable for your property.All viewings are accompanied and rest assured, we will keep you informed of viewing activity on a regular basis and if you wish we will be provide you with feedback from every viewing.
- All potential tenants are referenced and credit checked by our referencing agency that provides an optional rent guarantee scheme upon request.
- We liaise on a regular basis with our referencing agency to ensure that all criteria are met.
